Content: Public Private Partnership (PPP) gets more and more attractive as a method of procurement on the building sector, especially on the school sector. The calculation of PPP-projects requires that the bidder, as a potential contractor, is able to identify the entire lifecycle costs of a building. The requirements in this case are much higher than they are in case of calculating only the construction services: because of the contract duration that may run up to 30 years the costs for the facility management services have to be as exactly identified as it is possible for the costs of construction services today. That is why the companies for construction and facility management services have to improve the present calculation-processes and used calculation tools.

Based on this starting situation the aim of this dissertation is to develop basics in order to calculate the long-term services at school buildings as exactly as possible. The author developed guidance to ensure a balanced allocation of operating-phase¬specific risks. Furthermore, the author developed a lifecycle cost system. The use of this system allows assigning the costs for facility management services to the components of a building, to processes and to periods of time. Beyond that, the author developed checklists for the validation and the documentation of existing school buildings with the aim of identifying the cost drivers during the operational phase as a basis for the calculation.

By using the developed guidance and tools the user will increase the efficiency and standardisation of calculating processes, which will lead to a safer contract design on PPP-school projects. The application of the results to other contract models with a lifecycle approach is possible in general.
